1031 Exchange Strategies for 2026

1031 Exchange Strategies for 2026

A 1031 exchange remains one of the most powerful tools available to commercial real estate owners, but the current market — with wider bid-ask spreads and less inventory moving quickly — makes the identification and closing timelines that come with a 1031 harder to execute without a clear strategy.

The first and most important step is lining up your replacement property strategy before you close on the sale of your relinquished property. The 45-day identification window and 180-day closing window are unforgiving; in a market where financing takes longer to arrange and sellers are pricing more conservatively, starting your replacement property search only after your sale closes is the single biggest reason exchanges fail.

Consider a reverse exchange if you've identified a strong replacement property but haven't yet sold your existing asset. It's more complex and requires an exchange accommodation titleholder to hold one property while the other transacts, but in a market where good replacement properties move quickly, it can be the difference between securing a deal and losing it.

Think carefully about asset class and geography when identifying replacement property. Many exchangers default to whatever is available within their timeline rather than what actually fits their investment thesis. Industrial, multifamily, and well-leased retail in Southern California's growth submarkets — the Inland Empire, the San Gabriel Valley, Pomona — currently offer some of the more attractive combinations of yield and appreciation potential for exchange capital.

Delaware Statutory Trusts (DSTs) are worth understanding even if you don't ultimately use one. They allow exchange proceeds to be placed into fractional ownership of institutional-grade property, which can be a useful backstop if your identified replacement property falls through close to your deadline — though they come with their own fee structures and lack of control that should be weighed carefully.

Above all, build your team before you need it: a qualified intermediary, a CPA familiar with exchange rules, and a broker who can move quickly on identification are what separate a smooth exchange from a stressful one. If you're planning a sale and want to talk through exchange strategy in advance, we're glad to help you think it through.
